Food, services and fast charging

Quick-service restaurants (QSR) is one of the fastest growing segments in the Swedish restaurant market. The EV boom is changing the business landscape along the road network, increasing demand for meeting places that combine affordable food and fast charging. Prisma is playing an active part in this development.

Roadside quick-service restaurants and charging infrastructure are key elements of Prisma’s growth strategy. The category currently accounts for just over a quarter of the company’s total rental value.

One tenant at the forefront of QSR growth in Sweden is McDonald’s, which is planning 30 new restaurants over the next four years. In 2024, Prisma and Food Folk Sverige, which runs McDonald’s in Sweden, have jointly completed and started two new restaurants, focusing on locations along motorways and other traffic-intense areas.

A key driver behind the success of QSR and the shift away from city centre locations is the rise of electric vehicles, or EVs. As EVs take longer to charge than conventional cars take to refuel, new opportunities are opening up for restaurants to become roadside social and commercial hubs.

Prisma sees fast charging as a key component of the QSR sector in the future. Expansion of the charging infrastructure is always included when planning future projects. In 2024, 141 new charging points were established and many more are planned for 2025.

“We can see huge growth potential in the QSR segment, both in Sweden and the Nordics as a whole. Among our tenants, it’s clear that demand for attractive property locations along motorways is increasing,” says Fredrik Mässing, CEO of Prisma.
